I knew this 2br/1bath house + guest house was going to be a hot property to hit the market.

My amazing past clients agreed on a competitive offering price.  I told them we would receive multiple offers & would sell over the offering price.  So we went on the market at $339,000.  We received 14 offers, accepted a contract, and closed at $375,000.   The appraisal came in at $368,000 however I made sure we had the buyer agree to waive the appraisal contingency, in our contract.
