Just Listed Hyde Park Townhome with courtyard $685,000 No HOA Fees

 I had a Californian call me about selling their Hyde Park townhome.  They received one of the many Just Sold postcard mail-outs that I send each month.  The seller saw that I had sold several properties in Hyde Park and throughout Tampa. After talking on the phone, they decided to list with me as soon as their current tenant’s lease was up. I continued to follow up with them regularly to see if there was anything I could help them with in the interim.

Sure enough, there was.

The unit had an air conditioner leak that created a mold situation. The next thing I knew, I was a general contractor helping to find painters, plumbers, carpenters, and other tradesmen. Most people think Realtors don’t have to work hard in this market. Houses sell quickly. In truth, the bad Realtors might not work too hard. But dedicated, seasoned Realtors do everything they can so their clients are taken care of and their homes sell for top dollar.

Fortunately for my sellers, they had picked the right real estate agent. I reached out to my vendors to replace drywall, repaint, reinstalled a toilet, fix a pedestal sink, replace wood flooring, trim work & a new a/c system.  I had all the right experts & before you know it, the townhome was like new again. 

Some other agents might have let it go without the extra effort. And, yes, in this market, the home would have sold. However, the sellers wouldn’t have gotten top dollar. In fact, I sold the home for $35,000 over asking. 

Please, be careful when choosing a Realtor. Ask, “how many years have you been listing homes? How many homes have you listed? And, how familiar are you with this neighborhood?” Always interview 3 realtors even if one of them is your sister-in-law. Of course, I would be thrilled if you chose to interview me, but if I don’t make the cut, I’ll be happy as long as you follow my advice.
