So I showed this very neat & clean home, owned by a military seller. The home was listed for sale at $369,900 & my buyers, a family with 2 small children, wanted to make an offer. There were other buyers looking at the home at the same time we were there. Typical, for this seller’s market. 

I told my clients exactly what we needed to do, to beat out all the other offers.  We implemented a pricing strategy, a contingency strategy, and a concession strategy that was aggressive but didn’t give away everything.

The 3 br/2ba/2 car gar 2,100sf home was priced right at $369,900. We offered $395,000 & excellent terms, that was the part of the buying strategy. The home appraised for $375,000 and the buyers covered the difference. We knew this was a possibility and were prepared with a financial strategy to cover any differences.
