What Do Four Offers Have In Common, Answer $2,000,000

So I just closed today with my sellers’ home in Beach Park.  It was a challenging transaction, to say the least.  

I never gave up & success was the reward.  

It begins with the sellers wanting to list their home at $2,500,000.  I had suggested $2MM to $2.1MM based on the sold comps.   I told them we would need to reduce the price within 10 days, if there were no offers & they agreed.  After several showings, on the 6th day we ended up lowering the price to $2,250,000.   

We then received an offer of $2,000,000

The sellers didn’t accept and didn’t even want to counter at all, not even at full price.   More showings continued, and another week goes by, the sellers then decided to lower the price to $2,000,000. Unfortunately, the first offer/buyers were gone.   

We ended up receiving our 2nd offer of $2,000,000.00 and entered into a contract!  The weekend passed, and the buyers decided they wanted to back out.  The reason being that they weren’t happy with the seller's disclosure & past termite damage to the ‘Block” home.  This was odd to us, but we moved on.  

Within a day we received our 3rd offer from a very young doctor & his pregnant wife.  In the middle of the Home inspection, buyers canceled the home inspection, however, they did make their escrow deposit.  I was getting mixed signals & called their Realtor who works in Miami.  Buyers then rescheduled their home inspection, and it was completed.  Next, I met with the appraiser.   He verbally told me it was going to appraise for just under $2.1MM. I was excited that the house was appraising above the sale price, but the buyers had other plans.  They got cold feet & finally decided not to go through with the contract on their last day to back out.  

I was upset, but my sellers were even more upset.  In fact, my sellers decided Not to sell the home & take it off the market.  

I was devastated.  

I did receive 4 more showing requests from buyers & Realtors. One buyer was a heart surgeon who relocated here from North Carolina.  His Realtor & the buyers were pleading with me, to get the sellers to allow a showing.  The buyers sent me a picture of them boarding the plane to come to see the house!  

After hours of texts to my sellers, they finally agreed to allow me to show the house.  The buyers looked at the home, fell in love & wrote an offer for $2,000.000.  The home was inspected again & the appraisal came in at $2,050,000.  

We closed today!  Win-win for everyone.  The best part, my clients are happy & I won their trust.
