Unconventional Showings In 2021 | When The Market Moves Fast, Kevin Takes Action

Even with 36 years of experience, the housing market continues to keep me on my toes. Just like 2020, 2021 has a mind of its own.

Our story begins at 911 S Sterling Ave, Tampa, FL 33629. A gorgeous newer traditional five-bedroom home in a prestigious area of South Tampa. This home came on the market recently, and I knew my buyers had to act fast. 

The home was perfect!

My buyer’s family can relax on the expansive front porch or adjacent front lanai with an outdoor fireplace.  As guests walk into the grand entry, they will notice the curved wood staircase, hardwood accents, paneled walls, & a wrought iron chandelier.

There is a formal dining room for holiday gatherings with family & friends.  The secluded wine room & built-in butler’s pantry add elegance to the home.  Beyond the wine room is an open arrangement of the gourmet kitchen w/ nook, & huge great room with beautiful box ceiling!

Even though the listing price was over $2 million dollars, I knew this could move fast. I contacted my buyers immediately to schedule a showing. Unfortunately, they were flying out of town on short notice to take care of a family friend. I offered to set up a live virtual tour, but the family circumstances didn’t make a virtual tour possible.

Most agents in this situation say, okay, let’s schedule a showing when you return. But I knew that might not happen. So, what’s an agent to do?

Get unconventional.

I scheduled a showing and took the time to put together several short videos highlighting the home. I added commentary and gave my input as if my buyers were standing beside me. 

If you are going to compete in this market, everyone from your agent to your broker has to be on the same page and working for you! They need to be able to problem-solve, and think of nontraditional ways to help you find the home of your dreams!

I even tracked down the original builder to find out if the flooring was still available. The bedrooms were carpet in the master suite, and we wanted to make sure we could extend the flooring throughout the house.
