Townhome In Hyde Park - Just Listed & Sold In 24 Hrs, $45,000 Over Asking Price

So last week a past client called me.   I helped this bachelor purchase a home about 6.5 years ago for $275,000, and he wanted me to sell his Hyde Park 2br/ 2.5ba/ 1 car townhome. 

I told him we should list it at a market value of $450,000.  When the property hit the market I had 6 Realtors call me within 30 mins.  I ended up showing the place that night 7 times between 4 to 8 pm.  Friday I had over 25 more showings.  We ended up with 14 Offers, and sold it for $45,000 over the asking price, Cash.  Needless to say, the Tampa market is still very strong.
