So, I had been after my good friend Blake to stop paying rent, and own a home. Blake realized he was approaching close to $100,000 paid in rent over a several-year period. Being in his 30’s, owning a house was a goal & priority at the same time. I helped Blake find a great lender, so he could work on a loan approval.

The hard part was finding a home under $300k, in a seller’s market & very little inventory to even look at. We looked at many homes, as they hit the market & received multiple offers, the same day! We did lose a few homes to cash buyers & 1 home to a higher bidder.
We finally found a Charming 1913 two-story bungalow with a wraparound porch. I could tell Blake wanted this home really bad. So we put together an aggressive bid & won the home! There were inspection issues, but together we worked through all of it. The best part, the home appraised for $32,000 more than our offer. My buyer was very excited to already have instant equity!
Yes, it is a seller’s market, but that doesn’t mean there isn’t an opportunity for buyers. I’ve helped several buyers negotiate multiple offers and win charming homes.
