Just Sold & Closed $655,000 All Cash, Townhome In Tampa Heights Near Armatureworks

So Dec 30th was my last closing for 2022.  I promised the Developer I would work effortlessly, to find a buyer for this brand new 1920s inspired townhome built in Tampa Heights.  I could tell the real estate market had softened, so I did over a dozen open houses every weekend until I found the right buyers.  I posted videos, created great content to post on YouTube, Instagram, TikToc, & ran ads on Facebook, & Google. 

I was constantly working with the builder to explore all the options available to us in the market, and one of those options was renting the property. Now, while this isn't my personal preference, I'm always committed to finding the best possible solution for my client and considering every possibility

Fortunately, on December 7th we finalized a contract!

I knew I needed this property to close for the seller. The buyers also needed to close so they could apply for their Homestead Exemption for 2022. Again, there are always little details that matter to the buyers and sellers, and an experienced realtor knows how to make everything neatly fall into place.

I also needed this transaction to close to meet my personal goal to reach a Century 21 award recognition for 2022.  The pressure was on from every direction.   

When it got down to the last 7 days before the closing, my father ended up in the hospital, and he passed.  I had to fly up north to Indiana. Now, of course, moments like this help you put things into perspective. I realized how much my family means to me. I also realized how much I care for my clients. Even with life events going on, I couldn’t and really didn’t want to stop working. I wanted this property closed on time for my seller and the buyers. 

Real Estate never sleeps.  

I followed up every day on this last transaction of the year while being with my family.  We closed the transaction on December 30th & I spent much-needed time with my family.  The funeral service was beautiful & I’m grateful to have had Carl Freel in my life. I want to thank all my clients of 2022 & over the past 37 years.
