Just Listed South Tampa Townhome & Sold In 8 Days for $465,000.  Closing this Friday All Cash.

I had a military family stationed in London, called me to sell their South Tampa townhome

Turns out the townhome had been leased to two retired sisters for 8 years.   I went over to see the townhome & discovered the tenants were hoarders!  I called my potential seller & said the place didn’t show well at all.  So the plan was to place the townhome on the market once the tenants were out.  

The seller & I agreed on a start date.  

I placed the townhome on the market, however, the tenants overstay their leasing period.  I had to hold off on showings.  I did receive a call from a Realtor I had worked with in the past.  I explained the messy situation. Turns out this buyer was doing a 1031 tax exchange, had All Cash & needed a contract like yesterday!   

So I decided to show the buyer & his Realtor the townhome, explained “you’re not buying the mess” & assured them everything would be removed.  I ended up babysitting these tenants & helped line up Goodwill, & Salvation Army to pick up loads of items.    

I went to inspect the townhome after the tenants' movers were done, & found the garage still had items to be removed. I continued to work with the tenants after their lease had expired to remove all the stuff.  After a few more days, the garage was empty & clean!  

Funny how getting rid of the tenants was so much more effort than expected.  My seller was grateful & I knew I had another client for life.

I will always go the extra effort for my buyers & sellers. 

Side note to renters, your landlord may sell or not renew your lease at any time. If you want the security of homeownership, give me a call. There are lots of loan programs for first-time home buyers.
