Just List & Seller Accepted A Cash Offer In 3 days! North Hyde Park Real Estate.

Last year, a neighbor of mine listed her beautiful home for sale at $800,000. To my dismay, she chose one of my competitors to represent her in the transaction. I couldn't help but feel a little hurt, but I understand. There are lots of factors that go into choosing a Realtor and sometimes I’m not the greatest fit. After 47 days on the market, the house remained unsold, and my neighbor decided to take it off the market. I couldn't understand why such a stunning property didn't sell. But, in a way, it gave me a glimmer of hope.

The Opportunity

Over the next year, I spoke to my neighbor many times, and eventually, she agreed to let me market her home. I was ecstatic and knew I had to sell this home to prove that I was always the Realtor for the job. This was an essential task for me, as I lived in the neighborhood and wanted to prove my worth. The property was a dream come true – it looked like a model inside and out. There was nothing left to do but move in and enjoy.

The Preparation

I knew that to sell this home, I had to make it stand out. I arranged for professional photography to be done and crafted an outstanding description of the property that highlighted its model-like features. With everything in place, we hit the market on a Friday afternoon at 2:30 pm. Almost immediately, we had showing appointments scheduled.

The Offers

Within a short period, we received a fantastic all-cash offer. My seller and I agreed to allow more showings over the weekend, and I held an open house on Sunday. It was a risky move to not accept the great cash offer, but we decided to take our chances. The seller and I countered the cash buyer's offer at full asking price, and my seller ended up receiving even more more for her home.

The Triumph

After just three days on the market, we were under contract. My seller did an incredible job with her upgrades, her amazing décor, and making the home show like a model. It all paid off in the end. I felt proud and redeemed, having proven to my neighbor that I was always the Realtor for the job. The beautiful house finally found its deserving new owner, and I, a neighborhood Realtor, found validation and confidence in my abilities.
