What Does Buccaneer’s Football Player Mike Evans Also Do, Besides Play Football?

So in Jan of 2020, before COVID-19 was a thing, I had 6 townhomes just recently built.  A past client of mine, a well-known, successful South Tampa businessman, gave me my 5th opportunity to work with him again to sell his newly built townhomes.  

I listed 3 of the 6 units & some showings started happening. I also had several open houses, but no offers.  Eventually, we received our 1st offer and put together a contract.  Within a week, the buyer backed out.  

I was a bit upset but kept working hard; you have to keep going. I had just sold a multifamily 4 unit building in Hyde Park & came up with an idea.  Why not also list All 6 townhomes as a multifamily opportunity?  

My seller agreed to list all 6 units for $2,034,000.00. Then, he decided he only wanted to sell these 6 units as one; it had to be all 6 or nothing.  

I thought, what have I done?! 

I now had to sell all 6 together; this could be a real challenge. I worked hard, had many showings & several lower offers.  My seller/developer was getting nervous, COVID-19 was getting worse.  The real estate market slowed down, the stock market took a dive too!  

My seller decided to start leasing the units to bring in some kind of income.  This was a win-win situation; investors could receive income on this investment property immediately.  The City of Tampa shut down for a few weeks because of COVID-19, and all of a sudden we had tenants. 

One lease was signed, another, then another, we had 5 units with signed leases.  A few more offers came in. What a great strategy we were putting together. Lease the properties, make them attractive to an investor, and sell the opportunity for income! 

And sure enough, we hooked a buyer.  You might even know him, and it was none other than Mike Evans, a Tampabay Buccaneer! We negotiated. We got a contract, and 2 months later, we closed! Touchdown! Score! Game Over!  We all came out winners!
