Just Sold This Off Market Zoned For 2 Townhomes To Be Built. Here’s How It Works.

Right after COVID, the real estate inventory dropped tremendously.  And those that did want to sell needed to be safe. We were dressing in Tyvek suits, wiping everything down, and weren’t touching anything directly.

Naturally, the inventory started to decline and I started writing letters to homeowners & increased my postcard mailers by 300%.

I started to receive some calls from homeowners thinking of selling. They were worried about the market, but I assured them it was a good time to sell. After all, when inventory is low, you will get top dollar for your property.

I had one particular investor who wanted to sell her duplex and had already spoken to another Realtor.  She was unsure of the realtor's experience and said she wasn’t sure if she trusted him.

Having a good rapport with a realtor is critical to managing the sale of your property. Inevitably there will be considerations, negotiations, and options to discuss. You need to feel like your realtor has your best interests in mind.

After a few months, of negotiating & constant follow-up, I had a contract with this out-of-state investor.  My persistence paid off.  I sold the property, the seller received top $$$, and my buyer can build 2 new townhomes to sell.  I have found several “Off Market” properties & selling off-market is one way to find opportunities when inventory is low.

So, why would you want to sell your property off-market and not list it on MLS to the public?

You Value Your Privacy

You might not want multiple people walking through your home. You might not want to have an open house where anyone can stop by. You might not want your address listed on Zillow, Realtor.com, Redfin, and all the other real estate sites. You might just simply not want all the hassle. If this sounds like you, selling your property off-market might be a good move for you.

You Have Tenants

If you are renting your property you might not want your tenants to know you are selling. You also might be concerned about your tenants' ability to keep the home in “show” condition. You also might have an income property that could be rented on any given weekend. Again, selling your property off-market can be a hassle-free option for you.

You Are Looking For Convenience

You have kids, dogs, activities, and other things that are not conducive to showing your home. You might be working from home and can’t be distracted by the selling process. You don’t want to spend your weekend painting and repairing. You are looking to sell without the prepping, and you need to sell your home in the most convenient way possible. If you are looking for a hassle-free way to sell your home, selling off-market might be best for you.

You Are Looking For Cash

If you just want cash-in-hand so you can make your next move, an off-market sale might be right for you. In general, off-market sales are cash. You have an investor, builder, or flipper who is going to transform the property. These transactions can be less stressful because you don’t have to worry about financing and appraisals. You can be assured that your deal will go through. The other advantage is the timeline. Cash deals can close in as little as one week.

If you are getting the price you want, you don’t need to list. However, you will get more offers if you prep your home, list your home, and get as many people as possible to look at your home. The decision really comes down to what is best for you.

Here’s How A Off-Market Sale Works

We get together to discuss your needs. We set a price, and we start to float your property. Floating your property includes talking to our network of investors, builders, and flippers. We talk to our network of buyers who are interested in your neighborhood and see if it meets their criteria and what they need.

Depending on who is interested. The interested party might just look at the outside of the property. Sometimes they might want a quick look through the property, but you don’t have to go through the typical deep scrub and cosmetic repair.

If you have a home that you want to sell as-is, if you want to sell and avoid the hassle, if you want top dollar and an easy transaction…
