Just Sold a tear-down property at 1308 W State St, “as is”, to a builder.

I’m so excited for my clients this week! We just sold their 1958 single-family home for $555,000 to one of my builders. The reason I love these tear-down deals so much is…

  1. It is really easy on the seller. They don’t have to worry about closing dates, repairs, inspections, or deals falling through. They don’t have to worry about the timeline of who's buying, where am I moving, and coordinating that whole process.

  2. I can leverage my experience and relationships to find the perfect match.

  3. The sellers can take EVERYTHING, except the doors, windows, and walls. 

  4. The sellers are able to sell, buy, and walk away with cash in their pocket!

These deals are so good for homeowners that I go the extra mile for my builders to find the right fit for them.

I have been writing letters & sending out just sold postcards searching for vacant lots, and tear-down homes in Tampa & St Petersburg.  The owners of 1308 took advantage of my offer and called me. 

The best part is I happen to live in the neighborhood. I know this area well and knew that we could make a great offer on their home.  This particular house was on a double lot, so you could build 2 brand new homes here.  This adds extra value to the property!

Now, every transaction can have a roadblock. But, when you work with an experienced agent, you don’t have to worry.

Sure enough, we did run into a problem with the City of Tampa, but thanks to our office’s years of experience, we were able to receive a variance from the City of Tampa. I can’t say it enough. Your real estate agent needs experience, so they know what to do next. They need connections, so they know who to talk to, and they need to be able to communicate. We don’t always have all the answers, but a good agent will always find a way to solve the problem. There is always a solution. 

The next curveball to come our way was a closing conflict. Again, there is always a solution. I had the sellers come to my office and handled the closing myself along with some support from my office. We got the papers signed, everything notarized, and even had corridors running the paperwork all over Tampa.

I’m so excited for the owners who were able to cash in on the “value in the land” and sell this home as-is for a huge profit.  So a year from now there will be 2 custom homes available for sale near Downtown Tampa, in an excellent school district, Plant High being one of the schools.
