With my latest closing, I was faced with a unique problem when a past client called me for help. The client, a retired couple, had health issues and couldn't keep up with the property they owned in Clearwater, Florida. They desperately needed to sell their home, but the house was in dire need of repairs and renovations.
I took on the task of selling the home, despite the challenges/opportunities ahead.
The roof was past its life expectancy, landscaping that hadn’t been tended to, a septic tank that may or may not be in working order, and an inground pool that had been converted into a pond years ago. The cost of repairs was estimated to be well over $50,000, making it a risky investment for most buyers.
I faced many obstacles, receiving low offers and even losing a contract buyer who walked away. But I was determined to find the right buyer for this home. I pushed the property on Facebook, Instagram, LinkedIn, Twitter, & even TikTok. I sent out marketing emails and even placed ads on Google & Facebook. Mind you, this wasn’t a multi-million dollar listing. But, regardless, I always put in a full faith effort. Every seller deserves my A-game, and this home was no exception.
All that effort paid off. A realtor came forward, who was willing to pay cash and fix up the property to make it his new home.
I was able to successfully sell the home for the retired couple, despite the many challenges. The new owner was excited to start the renovations and make the home his own. My persistence and determination led to a happy ending for all involved and the couple could finally have a peace of mind knowing their property is in good hands.
