Just Sold This Tampa Heights Cottage, Third Time Is A Charm

The real estate market has faced its fair share of challenges, including the most recent rising interest rates. Back in 2020, I had the pleasure of helping the Wilson family with a home sale. Their trust in me was part of why they called again in 2024, this time to help their son buy a home. Fast forward to just a few days ago, and I found myself once again working with the Wilsons, ready to sell another one of their meticulously prepared homes

Preparing for the Market: A Homeowner’s Dedication

The Wilsons really did an amazing job preparing their home for sale. From a fresh coat of paint inside and out to installing new appliances and carpeting, they ensured every part of the house was ready for potential buyers. They even went the extra mile to stage the home, transforming it into a model that would attract so many prospective buyers through great photos posted all over the internet.

Marketing Mastery: Spreading the Word

Because they staged such an amazing home, I was able to market the property across multiple platforms. It was featured on my social media and I paid for advertising on Google, Facebook, and Instagram. 

The result? 

A successful open house weekend with 15 groups of potential buyers walking through, and 2 serious offers.

The Road to Closing

The journey to the closing table was not without its hurdles. Initially, a cash offer seemed promising until post-inspection negotiations regarding a new roof led to a stalemate. When the first contract fell through, and a similar issue jeopardized the second, the Wilsons decided to replace the roof, adjusting the asking price upward to account for the added expense. This decisive action allowed us to revisit negotiations with the second buyer, which ultimately led to a successful closing.

A Testament to Dedication: Client Satisfaction

My journey with the Wilsons is a reminder of why I always work as hard as I can. Even when things aren’t smooth, which they rarely are in real estate, the trust I build with my clients and the hard work creates confidence and produces results.
